Tri-County Market Report - June 2008

At a quick glance while scanning down the columns of this month's report, you may perceive that there are fewer pluses than minuses so the sky must still be falling. Well take a closer look and you will quickly notice that not everything is as bad as it looks.

Even though the total sold dollar volume and average sold price have measurably dropped in Berkeley County, the number of closed contracts have remained relatively stable. Jefferson County faired a bit better, but it took fewer closed deals to bring in those numbers. On the other hand, Morgan County's numbers look a bit brighter with the total volume and units on the upswing and the average sold price gap narrowing with neighboring Berkeley County. On the foreclosure front, Berkeley and Jefferson counties are running neck and neck averaging around 20 in each while almost null in Morgan.
